After you have accepted the Offer and have a binding Agreement of Purchase and Sale, the next step is to send it us to begin work on your agreement.

DOCUMENTS

  • Copy of your Agreement of Purchase and Sale – usually a copy is faxed or emailed to our office by your Real Estate Agent;
  • An existing survey of the Property (if in your possession);
  • Current year’s realty tax bill – includes existing property tax bill and any future bill received prior to closing as well as details of payments being made by you prior to closing;
  • Mortgage Statements –  documentation of your Lender’s Loan Agreement  or lines of credit against the property (i.e. Name of Lender, address & phone number, loan reference number)
  • Confirmation that you have contacted the to arrange the final reading of your meter. Contact your Hot Water Tank and/or Security company to update their records.

OTHER THINGS WE NEED

  • Your forwarding address and future telephone number;
  • At least one key to the property – provided when you attend our office to sign all closing documentation.
  • Confirmation that you have cancelled or ordered final reads of all Ultilities, Hydro and Gas Meters

TWO PIECES OF IDENTIFICATION

  • Photographic Identification (e.g. Driver’s Licence, Passport, Social Insurance Number, etc.) We do not accept Ontario Health Cards as Identification
  • Institutional Bank or Credit Card with your name on it.
