In order to complete your mortgage refinance/transaction we will require a copy of all mortgage/line of credit statements.  If the bank requires that you pay off credit cards or loans we will also require copies of the most recent statements for each.

A typical list of the documents that you lawyer will require from you prior to closing include:

DOCUMENTS

  • Current year’s realty tax bill – includes existing property tax bill and any future bill received prior to closing as well as details of payments being made by you prior to closing;
  • Mortgage Statements –  documentation of your Lender’s Loan Agreement or lines of credit against the property (i.e. Name of Lender, address & phone number, loan reference number)
  • NOTE: If you are Refinancing with a new Lender, we will require a copy of the Mortgage Commitment and/or Loan Agreement.

TWO PIECES OF IDENTIFICATION

  • Photographic Identification (e.g. Driver’s Licence, Passport, Social Insurance Number, etc.) We do not accept Ontario Health Cards as Identification
  • Institutional Bank or Credit Card with your name on it.
