In order to for your lawyer to complete and close your deal, they will need a few specific documents from you.

A typical list of the documents that you lawyer may require from you include:

DOCUMENTS

  • Agreement of Purchase and Sale
  • A copy of your Lender’s Loan Agreement
  • Insurance Certificate or Policy for the new property

TWO PIECES OF IDENTIFICATIONS

  • Photographic Identification (e.g. Driver’s Licence, Passport, Social Insurance Number, etc.) We do not accept Ontario Health Cards as Identification
  • Institutional Bank or Credit Card with your name on it

CERTIFIED CHEQUES FOR BALANCES THAT MAY BE DUE ON CLOSING

These are balances that may be due on closing, which is outlined specifically by your lawyer in the Trust Ledger (which is sent to you before closing) and may include:

  • Any amounts in the Statement of Adjustments (less your deposit and mortgage funds);
  • Any Legal Fees and estimated disbursements;
  • Any Land Transfer Tax;
  • Any Title Insurance Premiums;
