Congratulations on selling your home!

Real Estate Agents typically have Buyers and Sellers sign a Standard Form OREA Agreement. However, if you require legal advice on any agreements prior to acceptance, Mister Real Estate Lawyer is happy to assist Sellers (and Buyers) in reviewing and/or preparing your agreements prior to any acceptance of a an Offer.  When drafting an agreement, Mister Real Estate Lawyer ensures that any Agreement contains the proper conditions and warranties are included.

 

After you have accepted the Offer and have a binding Agreement of Purchase and Sale, the next step is to send it us to begin work on your agreement.

Your lawyer will require the following Documents prior to closing:

  1. Copy of your Agreement of Purchase and Sale – usually a copy is faxed or emailed to our office by your Real Estate Agent;
  2. Confirmation that you have contacted the to arrange the final reading of your meter. Contact your Hot Water Tank and/or Security company to update their records.
  3. Details of any existing mortgages or lines of credit against the property (Name of Lender, address & phone number, loan reference number)
  4. An existing survey of the Property (if in your possession);
  5. The current year’s realty tax bill, including any existing property tax bill and any future bill received prior to closing as well as details of payments being made by you prior to closing;
  6. Your forwarding address and future telephone number;
  7. At least one key to the property – provided when you attend our office to sign all closing documentation.
